Can Alpine's new lending business turn into cash for each share?

Alpine leases buildings to businesses such as Lowe's and now also lends against property. Loans lifted reported profit in the first nine months of 2026, but new shares, preferred stock and debt funded them, while operating cash fell.

What the company does

If you have shopped at a Lowe's or a Dick's Sporting Goods, the building may belong to a landlord rather than the store. Alpine Income Property Trust is such a landlord, and those two retailers are among its largest tenants. It rents buildings for years at a time to the businesses inside. At the end of September 2026 every one of its properties was occupied. Since 2023 it has also lent money against commercial property. It has no employees: an outside manager, part of a company called CTO, runs it for a fee.

How it earns

Rent is the main engine. A tenant pays to use a building, and Alpine keeps that rent after property expenses. What remains depends on three costs: interest on the money borrowed to buy buildings, the manager's fee, which grows with the money owners have put into the company, and depreciation (an accounting charge that spreads a building's cost over its life), plus write-downs when a tenant weakens or a building sells below its value in the accounts. Many of the loans fund construction or redevelopment and are generally secured by real estate or by a pledge of the company that owns it. The borrower pays interest and there is no building to depreciate, but the borrower may fail to repay. Because loans avoid those property charges, a growing loan book lifts reported margins.
