Travel + Leisure sells resort timeshares and lends buyers the money. In the third quarter of 2026 revenue grew but operating margin fell, and this year's share buybacks and acquisitions leaned partly on new debt.
A family that goes back to the same beach resort every year may own a slice of it. That slice is a timeshare, the right to vacation at a resort year after year. Travel + Leisure develops and sells these rights, lends many buyers the money and manages the resorts. A smaller, shrinking arm runs exchange networks such as its own RCI, where owners swap their time for stays elsewhere, plus travel clubs and rentals.
The buyer pays for the timeshare, often with a loan from the company, then pays interest for years. The company also collects fees for managing the resorts owners visit. In the third quarter of 2026, timeshare sales brought in $545 million and lending to buyers $118 million. Three things decide what remains: the cost of winning a sale, how many loans go bad, and what the company pays for the money it lends. A sale recorded today is not cash today. When the buyer borrows, the money arrives over the life of the loan.
