Netstreit owns stores leased to retailers, and its revenue grew fast in the third quarter of 2026. New shares and more debt paid for much of that growth, so the question is whether each share earns more.
The discount store, grocer or drive-through you visit this week may rent its building, and Netstreit could be its landlord. It owns or finances 919 such properties, each leased to one retail chain that runs the shop. Netstreit collects rent under long leases and keeps the gap between that rent and the cost of the money used to buy the building.
The chain pays for a location it needs in order to sell. Tenants mostly sell everyday necessities that still depend on a physical store. Many have strong credit, which makes the rent more dependable. Three costs decide what remains. The first is the price paid for each property. The second is the cost of the borrowing and new shares that fund it. The third is depreciation, an accounting charge for building wear that lowers profit but uses no cash. In the nine months to September 2026, new investments were priced to return about $7.40 in cash a year for every $100 spent. A small side business builds stores and lends against property.
