KB Home builds most of its American homes after buyers sign. In the quarter to August 31, 2026, fewer deliveries and thinner margins cut earnings, while borrowing this fiscal year helped pay for land and share buybacks.
A new house often starts as a model home and a list of choices about floors, kitchens and finishes. KB Home sells that experience to American buyers, mainly in California, Florida, Nevada and Texas. It buys land, turns it into finished lots, opens neighbourhoods and builds the houses. Most are built to order. Construction usually starts only after a buyer signs a contract and shows early evidence of being able to pay.
The buyer pays for a house on a lot, plus the options they choose, which raise the price. Revenue, meaning home sales recorded in the accounts rather than cash received, therefore moves with two things: how many homes are delivered and the price of each. What remains is the price minus land, site work and construction, then minus selling and overhead costs spread across deliveries. Land is the big commitment, bought long before any house on it is sold, so cash leaves early and returns only as homes are delivered. Building for a buyer who has already chosen protects the margin, because few finished homes usually sit waiting for a buyer.
