Hilton earns fees from hotels that other people own, and it kept adding rooms quickly in the third quarter of 2026. It also borrows to buy back shares, so per-share gains depend on fees outgrowing a rising interest bill.
If you have stayed at a Hampton by Hilton or a DoubleTree, the building probably did not belong to Hilton. Hilton puts its brands, booking channels and management into hotels that other people own. It also runs Hilton Honors, a loyalty program where guests earn points toward free nights. Owners pay for the buildings, and Hilton collects fees tied to what those hotels earn.
Guests pay the hotel, and the owner pays Hilton. A franchised hotel pays to use a Hilton brand and its systems. A managed hotel also pays Hilton to run it. It pays a base fee, which is a share of its monthly revenue, and sometimes an incentive fee linked to its profit. Owners keep paying because the system brings back repeat guests. Good results encourage owners to build hotels or convert existing ones to Hilton brands, and Hilton spends little of its own money on that. What Hilton keeps depends on how many rooms pay fees, how much each room earns, its own overhead and the costs of the few hotels it leases.
