Equinix's data centers earn rising rent and connection fees. Much of a fast-growing building programme is paid for with new debt and new shares, so the new space must earn more than that money costs.
When you stream a film or pay for something online, the data may pass through a building you will never see: a guarded hall full of humming computers. Equinix runs data centers like this across the Americas, Europe, the Middle East, Africa and Asia-Pacific. Companies rent secure space and electricity there for their own equipment. They also pay for direct cable links to network carriers, cloud providers and business partners in the same building.
Most revenue comes from colocation: renting a locked space plus the power to run a customer's own machines. Fees for the direct links come second. Each new tenant makes a site more useful to the others, which helps keep customers. Contracts usually run one to five years and then renew automatically each year, so most revenue repeats. The big cost comes first: a building is paid for before it fills up. Depreciation, a yearly accounting charge that spreads that cost over the building's life, keeps reported profit low. Equinix is a real estate investment trust, a structure that must pay out most taxable income as dividends, so it funds much of its building with new debt and new shares.
